Please remember that doing building work in your home
is a major task. Be professional in your approach and
always question what you are told. Then check it out.
You can never be too careful.
Make
a list of possible builders:
Make a list of local builders using various resources
ie recommendations (from your designer or friends/family),
the council's planning department, telephone directories
etc.
Choice:
Choose a builder that can do the work you want, confirming
with them the size and type of the work. Ask for details
of recent jobs undertaken, who for, when and type of
work. Contact the customers for their impression of
the builder.
Comparing Prices:
When comparing prices from different builders, make
sure they have included everything you want. Know the
difference between a quote (fixed price for the work)
or an estimate (guidance to final price).
References:
It is always a good idea to check the builders refercences.
Try and visit three of four of the builders recently
completed jobs. If possible, speak with the owners about
the builders work.
Other Checks:
Do they clearly show address and telephone number -
not just a mobile.
- How long have they been in business?
- Do they have full insurance coverage?
- What are their qualifications?
Cash in Hand:
If nothing is in writing you have little to fall back
on should you be unhappy with the completed job. An
invoice proves a relationship and should a dispute follows,
it can be helpful.
Contracts:
For anything other than a very minor job you should
ask for written details of the work to be carried out
and the final price.
Guarantees
and Warranties:
Many builders offer insurance backed warranties for
their work. These may involve an additional cost but
do provide extra protection to the customer.
Check the cost and the level of cover provided before
you accept.
